The momentum slowed in Palm Beach County’s luxury market last week, but buyers are still signing pricey contracts as the busy season persists. Buyers signed 21 contracts between Jan. 19 and Jan. 25 for luxury properties in Palm Beach County, according to Douglas Elliman’s Eklund-Gomes team. The homes that went pending last week total $132.5 million in asking dollar volume and averaged 93 days on the market. The previous week, buyers signed 40 contracts totaling $324.7 million. The report tracks signed contracts for single-family homes and condos asking $3 million or more in the Beaches MLS. It identified 93 new listings, and 1,265 active listings on the market. Of the properties that went pending last week, 15 were single-family homes, and six were condos. The average asking price for the condos was $7.9 million, or $2,457 per square foot. They spent an average of 120 days on the market. The average asking price for the single-family homes was $5.7 million, or $1,238 per square foot, and they spent an average of 65 days on the market. The most expensive listing to go into contract last week was unit 1801 at the Bristol, at 1100 South Flagler Drive, asking $23.5 million. Records show the seller is Raymond Golden, a former executive with defunct investment bank Salomon Brothers and the CBRE-owned developer Trammell Crow Company. Golden bought the unit with his wife, Linda, in 2018 for $10.4 million, a West Palm Beach price record at the time. The unit spans 5,700 square feet, four bedrooms, four bathrooms and one half-bathroom. They listed the unit for $25.5 million, or $4,474 per square foot, in April, according to Zillow. With the exception of the palm trees, West Palm Beach is looking a lot like New York these days. A stroll down its main drag offers up familiar-looking luxury high-rises built by New York developers, restaurants run by New York chefs, and many New Yorkers themselves, including Taylor Swift, who lived at a nearby mansion rented by Travis Kelce for the NFL offseason. Samantha Curry, executive director of luxury sales at Douglas Elliman, has over $1billion in career sales and said New Yorkers are making up a huge portion of her clients. 'The migration from New York hasn't slowed,' Curry told the Daily Mail. 'What started as a pandemic trend has become a full lifestyle shift, with many buyers now making West Palm Beach their full-time residence.' Lately she is getting even more calls, she says, due to a potential Mamdani takeover. 'Political and financial factors are absolutely driving the conversations right now, especially with high-net-worth clients,' she said. 'Many New Yorkers are already preparing for potential tax implications and if that happens, we expect to see another major wave of buyers from the north heading to West Palm Beach. It's the first stop for those looking to preserve their wealth without sacrificing lifestyle.' 'You definitely feel the New York energy everywhere down in Palm Beach County, with the restaurants and boutiques to the level of sophistication buyers expect,' Curry said. In 2025, Palm Beach's average single-family sale price hit $15.9million, according to Douglas Elliman. 'We welcome millionaires and billionaires,' Kelly Smallridge, CEO of the Business Development Board of Palm Beach County, said. 'We're not trying to run them out like New York.' According to the Palm Beach Business Development Board (BDB), Palm Beach County is now home to 59 billionaires and 71,000 millionaires, who live there full time. In 2025, West Palm shot up from 11 to five on the list of fastest growing 'wealth hubs worldwide, beating out Dubai and San Francisco's Silicon Valley, according to the Henley & Partners World's Wealthiest Cities Report 2025. Once just a playground for the rich 65 and older crowd, it is now being taken seriously as a thriving financial center and tech mecca, and its 25 to 35 demographic has grown nearly 11 percent in a year. In September, Silicon Valley AI giant ServiceNow announced it would expand into West Palm, with aims to deliver an $1.8billion economic boost and create more than 850 jobs in the city. It is also attracted hundreds of firms managing trillions in assets. Goldman Sachs, Virtu Financial, Siris Capital, Elliott Management, Paulson Capital and Point72 have all opened large offices in West Palm. According to the BDB, there is currently 919,000 square feet of office space under construction and an additional 1.5 million square feet planned. Billions are pouring into the area, including developer Stephen Ross's $10billion push to transform West Palm into a full business hub, and Vanderbilt University's planned $520million graduate campus. West Palm has also grown in popularity as a family-friendly place to live. Parents can walk to work and the schools are top-rated, with 160 private schools and the nation's 10th-largest public school district with an A rating. BDB's Smallridge even helps facilitate introductions to the schools and helps relocating executives and their families to find housing. Hotel developers are taking note, too. BD Hotels, which owns the Bowery and the Jane hotels in New York, is currently transforming two million square feet of a once sleepy stretch of North Railroad Avenue into pedestrian-friendly retail, restaurants, residential, office space and its flagship The Nora Hotel. It is the brand's first new-construction project outside NYC. 'We were attracted to do something in West Palm Beach,' BD president Richard Born told Hotelsmag. 'There's been an enormous migration from the Northeast - a lot of it New York based - into the area; major business owners buying major estates on Palm Beach Island, moving divisions of their offices; and then followed by legions of young professionals to work in the area's hedge funds, insurance companies, other financial services. 'It seemed to be a natural shift into the kind of neighborhood area that we're familiar with, having done so many projects in New York,' he continued. Another wave of residents came in 2024, when the BDB literally put billboards in New York City encouraging northerners to migrate to the Palm Beaches. We've been active in Palm Beach County for decades, but the level of interest we're seeing with The Ritz-Carlton Residences, West Palm Beach, is unprecedented.' Curry said the full-scale transformation into a modern city is reminding her of New York. 'New signed luxury housing contracts are up more than 500 percent year-over-year, major financial players are establishing regional headquarters here, and world-class restaurants and cultural institutions are taking the city to the next level. Owners at La Fontana condominium in West Palm Beach are close to selling their aging building after having it marketed professionally for just four months as a clamor for waterfront real estate reaches new heights. Paul Moreno, president of the 64-year-old building’s association board, confirmed he signed a letter of intent that spells out details of a sales contract with a developer that he declined to name. The price for the 140 units at 2800 N Flagler Drive was also not divulged but Moreno said he is happy with the negotiated deal that started at an asking price near $200 million. “They are very aggressively wanting the property, which is great,” Moreno said about the planned buyer. “I’m quite delighted at the speed this happened, and we are at the precipice of getting it done.” La Fontana unit owners still must vote on the final contract, but Moreno said he believes he has the numbers to approve the sale. A lawsuit between West Palm Beach powerhouse developer Related Ross and Fort Lauderdale-based Fort Partners over who has dibs on buying out Harbor Towers and Marina condominium at 3901 S. Flagler Drive was settled in October. The settlement paves the way for Fort Partners to continue purchasing units with the intent of demolishing the buildings for new construction. Fort Partners is known for building Four Seasons Residences and already owns two apartment complexes south of Harbor Towers. “It’s about location, location, location,” said Glen Waldman, who represented Fort Partners in the legal dispute with Related Ross. “There is no developable land that’s not already built on.” Also, Southbridge condominium at 3915 S. Flagler Drive is being courted by Related Ross. And the Portofino condominium, which is next door to La Fontana, was recently offered $180 million for its 125 units after owners rejected previous bids of $150 million then $175 million. Both offers were based on the ability to buy Portofino and La Fontana for a combined $300 million to $350 million, but enough Portofino owners objected to selling that no vote was taken. The $180 million offer, which was included in an email to residents reviewed by The Palm Beach Post, did not say who the potential buyer is, and some residents say they’re still not budging despite the increasing sales price. “We live in a lovely apartment with a beautiful view and we feel we cannot replicate this with the amount of money that an investor wants to give us,” said Laurence Gardner, who owns a unit in Portofino with his wife Iris. “If we moved and had to pay $1 million or $2 million, the taxes would be quite burdensome.” Because Portofino is a traditional condominium, it is governed by rules that say a sale must be approved by 80% of unit owners, but if 5% or more vote no, they can block the sale and another vote can’t happen for two years. La Fontana is a co-op — where owners purchase shares in a corporation that owns the entire building. Under a co-op, 80% of owners must be willing to sell but it doesn’t have the 5% stipulation, or so-called "poison pill." Christian Prakas, a managing partner with the Serhant real estate agency, listed La Fontana for sale with his celebrity Realtor boss Ryan Serhant. He said La Fontana is unique because it is directly on the Intracoastal and has riparian rights that allow for boat slips. Many of the new high-end condominiums under construction or recently finished, including La Clara, Forte, South Flagler House, The Ritz Carlton Residences and Olara are on the west side of Flagler Drive. “La Fontana is super rare,” Prakas said. “There are not many buildable sites like it.” Condo buyouts can be a lifesaver for owners of older units who are facing significant costs under new safety laws passed following the Surfside condominium collapse in 2021. The law also requires that money be set aside in reserves and safety inspections completed. But they can also cause friction among owners who want to sell versus those who don’t. “The hardcore investors who want to turn over their apartments and make money are becoming quite aggressive,” Gardner said. “They’re using fear tactics, saying a storm is going to come and wipe us out.” If the offers to buy Portofino keep getting sweeter, Gardner said he expect people will reconsider their no votes on selling. Douglas Elliman agent Samantha Curry, who specializes in luxury condo and home sales, said she doesn’t see West Palm Beach's waterfront properties losing their allure, even if it means buying out an entire condominium just to raze it to the ground. “All of the developers are competing for these kinds of parcels,” she said. “When there is no land left, this is what you have to do to get another project done.”

Florida's Palm Beach has long been a billionaire's playground. But now a new real estate trend is turning the ritzy enclave into a battleground too. The fight to secure massive, oceanfront property means they are increasingly snapping up several consecutive homes on adjacent lots, experts say. Their goal is to create massive compounds which offer unparalleled privacy and bespoke amenities. And buyers have no qualms in bulldozing existing structures on their neighboring plots in order to achieve their desired build. 'Most teardowns here are lifestyle-driven,' Samantha Curry, a top Palm Beach realtor with Douglas Elliman, told Daily Mail. 'Buyers want higher ceilings, open layouts, and resort-style amenities—things older homes often can’t deliver. With their resources, it’s faster to build exactly what they want. 'Buyers often combine lots to create compounds with guest houses, pavilions, and expansive gardens - perfect for multi-generational living.' And in Palm Beach, which counts the likes of Donald Trump and Tiger Woods among its residents, appearance is everything. 'If you have 125 feet of oceanfront, your house is only as beautiful as the next beautiful house,' realtor Ryan Serhant told the New York Times. Plus, once you start acquiring those neighboring lots of land, 'you begin to control the views, the noise levels, the privacy, the neighborhood,' Serhant added. The issue is that the lots aren't sat patiently waiting to be built on. Palm Beach, according to designer and former resident Steven Stolman, is '100 percent built out'. 'There's no place to go - and so the only way to get a new house is to tear something down,' Stolman added. Hedge fund manager and Republican donor Ken Griffin is among those who hopped on the trend. Griffin, 56, the 31st richest person in the world according to Forbes owns at least eight properties along Palm Beach's Billionaires Row. He bulldozed the properties shortly after completing the deals more than a decade ago and now owns around 27 consecutive acres, The New York Times reported. Griffin's plans to create his mega-compound would see it valued at $1 billion, making it one of the most expensive in the world. He is not alone in his endeavors, with billionaires competing with each other to collect plots to create their own compounds. Curry predicts the phenomenon will continue as the scarcity of land fuels the buying frenzy. 'It’s the exclusivity, you know, the safety, the peace of mind. That’s why a lot of ultra-high-net-worth people like Palm Beach, because, I mean, there’s virtually almost no crime. It’s literally like a bubble in paradise,' she said. Curry noted that the lack of land means property values in the area are also typically a good investment due to its exclusivity. 'Everybody loves what they can't have,' she added. 'People can justify spending a lot of money because it’s an island, it’s a good investment, meaning down the road, most likely it’s only going to go up in value. 'These billionaires know that, if you are combining the land, ultimately, especially if it’s waterfront land, combining it in the end usually makes it more valuable because there’s very limited large parcels.' Sotheby's International Realty agent, Madison Collum, told the Daily Mail that those moving to Palm Beach are often shocked by how little space the area has to offer for the price they would need to pay. 'In some recent acquisitions, buyers weren’t willing to compromise on the space they’re accustomed to in other parts of the country or world, so they’ve acquired adjacent lots and combined them,' Collum said. 'For some, it’s about space; for others, it may be privacy or security. At this level, it’s a desire-based decision. 'These larger parcels of land, which are extremely rare, usually trade at a premium, as we’ve consistently seen over the last 10 years. It’s simple supply and demand, with perhaps a little more desire than most are willing to admit.' However, Collum said the desire to tear down the lots comes from a desire to create a home tailored to their lifestyle. 'For them it's a long term investment centered on enjoyment and having exactly what they want, rather than focusing on financial return,' he added. On North Ocean Boulevard, two oceanfront parcels, a combined 2.3 acres, recently became victim to the trend. The mansions were once owned by Estee Lauder executive chairman William P. Lauder, who paid for the first lot for more than $25 million in 2020, the Times reported. Lauder then purchased the adjacent lot the following year before demolishing both. Now, the grand mansions that once stood there have been replaced by empty land. After the land stood vacant, Lauder then listed the properties for $178 million two years ago and an unknown buyer bought them both in February. Further speculations arose after a mystery buyer, rumored to be the same person, purchased two more estates on North Ocean Boulevard directly inland from Lauder's plots, the outlet reported. Serhant, the agent for the buyer of Lauder's properties, was also the agent for the buyer of the two inland estates purchased in June, 1066 N Ocean Boulevard and 1072 N Ocean Boulevard. Though the trend has existed nationwide, Palm Beach's finite amount of space has pushed the purchases of multiple adjacent plots of land and rebuilds to be a much more common occurrence, Collum said. 'Palm Beach real estate is not just about location - it's about legacy. 'Buyers here are making long-term plays, building estates that may stay in their family for decades,' Curry added. 'The combination of finite land, unmatched lifestyle, and global appeal means that even with market fluctuations elsewhere, Palm Beach remains one of the most resilient and desirable real estate markets in the world.' The first belonged to lawyer Thomas E. Harvey and his wife, former Hearst executive Cathleen P. Black, which sold for $18 million. The second property was sold not long after the first for $30 million. But the tear-down attitude toward the area's properties is working for the Palm Beach market.

She has sold (or re-sold) numerous units totaling over $446 million, including a recent $16-million resale that more than doubled what the seller paid just four years ago. The level of luxury and size of its condos enabled her to sell several residences at extraordinary prices, long before construction was completed—including the aforementioned record-setting transaction. “Nobody had sold at these prices,” she recalled. Having been in the business for more than two decades, she knows how dramatically the market has changed in just the past five years. “Covid totally changed this market,” she tells me. “Palm Beach was this sleepy little town, and now everyone’s coming here.” In that time, Samantha has established herself as a specialist in Palm Beach Island, West Palm Beach, and high-end enclaves throughout southeast Florida—including Highland Beach, where one of her hottest listings is a spectacular 11,000-square-foot, tri-level home on the ocean for $43.85 million. In the days after Zohran Mamdani won the Democratic primary for mayor of New York City last month, Jay Batra, a real estate broker in the city, felt his business take a hit. Two separate clients working with Batra to buy multimillion dollar properties in Manhattan told Batra they were putting their plans on pause, citing wariness about New York’s political environment, he told CNN. “A lot of the affluent clientele and luxury buyers have become a little more cautious in their approach,” Batra said. “The more traction (Mamdani) gained, it went from a little concern to ‘wow, where is the city going?’” Since Mamdani, a 33-year-old democratic socialist, roundly won New York’s mayoral primary in late June, several real estate professionals told CNN that high-end buyers have begun pausing their decision-making, uncertain about the potential impact of Mamdani’s proposed policies. They also said his victory has prompted some wealthy New Yorkers who disagree with his politics to accelerate their plans to leave the city. Mamdani, a state assemblyman from Queens, has proposed charging New Yorkers earning above $1 million a flat 2% tax. He also has a slate of housing proposals, including a pledge to freeze rents on rent-stabilized apartments, massive public housing construction and renovation, and tougher landlord oversight. Even if Mamdani becomes mayor, though, his proposals still might not become reality, depending on a number of factors. Still, his primary victory has some of Batra’s clients spooked. “Nobody really wants their taxes to go up,” Batra said. Some wealthy New Yorkers eye an exit New York City is home to one of the world’s most prominent luxury housing markets. It’s a place where people in sparkling luxury towers live side by side with working-class residents struggling to keep up with soaring rents and a rising cost of living. The city’s real estate story is one of extremes. Across various private New York Facebook groups viewed by CNN, such as those for residents of the Upper East Side, some users have anonymously discussed potential plans to move out of the city following Mamdani’s primary win. So far, the stories are anecdotal, and there is a long-standing tradition in the US of people threatening to move if political outcomes don’t go their way. Housing data show a mixed picture. Data from Redfin provided to CNN shows a slight drop in pending sales for the week of June 29 to July 5, compared to weeks prior (the primary was held on June 24), but it remains to be seen whether the trend will hold. Notably, Redfin data shows significantly fewer deals fell through that week compared to some weeks in April and May, when economic uncertainty fueled by President Donald Trump’s tariff announcements caused swings in the stock market and stalled homebuying across the country. Mamdani’s housing and economic proposals come at a time when New York rents continue to climb. In the first quarter of this year, the median asking rent in the city was $3,397, a 5.6% increase from a year before, and a more than 18% increase since the start of 2020, according to Realtor.com, although the first quarter of 2020 includes a few days of pandemic-era lockdowns. Batra said some clients who had been planning to buy small apartment buildings for rental income are now reconsidering because of the proposed rent freeze. Frances Katzen, a real estate agent in New York, said she’s been fielding calls from wealthy Manhattanites since the primary. “This process has been eye-opening for so many people, and I have been getting so many different reach-outs from the most random people from all segments, saying, ‘I want to sell,’” Katzen said. Her clientele consists of New Yorkers living in apartments valued at $4 million and up, she told CNN. After the election, Katzen said one client texted a photo of their new baby and wrote, “Where should we go, and how much would it cost?” Florida braces for impact Real estate agents in Florida expect the state to benefit from this angst. Agents in Florida told CNN they are bracing for another wave of New Yorkers to relocate to the state, like the surge Florida experienced in the early years of the Covid-19 pandemic. Between April 2020 and July 2024, Florida’s population grew by more than 8%, making it the fastest-growing state in the US during that time period, according to the US Census Bureau. For some agents, the calls from New Yorkers have already started coming in. Samantha Curry, executive director of luxury sales within Douglas Elliman’s Palm Beach division, said she’s already fielded multiple calls from clients in New York City who are exploring purchasing property in the area since Mamdani’s primary win. One client she spoke to initially contacted her over three months ago, looking to purchase a pre-construction condo. His search “wasn’t very focused and there wasn’t a sense of urgency,” she said. When she spoke to him after Mamdani clinched the Democratic mayoral ticket, “you could definitely tell he wants to be prepared and he’s a little more dialed in on making a decision sooner than later,” Curry said. He mentioned the election results during their conversation and said he hoped to get ahead of other New Yorkers who may also want to move to Palm Beach if Mamdani wins the general election in November, she told CNN. During the early years of the pandemic, Florida’s warm weather and lax Covid-19 restrictions, combined with the rise of remote work, drew a wave of East Coast transplants. As a result, the median sales price of a home in Florida surged more than 60% between May 2020 and May 2024, according to Redfin data. The boom has since cooled, though. Many of the state’s coastal cities, prone to climate change-fueled hurricanes and floods, are now facing soaring home insurance premiums. In cities like Miami and Cape Coral, record numbers of homes are hitting the market as rising insurance costs and property taxes push existing homeowners to sell and deter potential buyers. Still, real estate developer Isaac Toledano said he’s been surprised by the level of interest in his South Florida condos since Mamdani’s win, especially since the summer months are a historically slow time for Florida real estate deals due to the heat. “Because of what has happened in the last few weeks, it’s looking like we’re going to have a very, very busy summer,” Toledano said.

A newly-built waterfront home in West Palm Beach within sight of Mar-a-Lago smashed a price record in the flourishing South of Southern Boulevard community with a $16.75 million deal that closed in May. The sale tops the previous highest price set in 2021 of a recorded $15.07 million for a home in the community nicknamed SoSo, which has experienced a surge in popularity since the pandemic. Part of the community's allure is its lack of historic designation, which allows for more leeway in demolishing old houses for new construction. The new home replaced a previous property that sold in 2021 for $5.1 million. While the $16.75 million is a price drop from the home’s original March 2024 list price of $18.75 million, Realtor Gary Pohrer with Serhant said the West Palm Beach market “in general is healthy.” “SoSo has transformed into one of the most sought-after neighborhoods, and it’s easy to see why,” said Pohrer, who was the listing agent. “Its prime location offers residents the tranquility of a waterfront community while being just minutes away from the vibrant downtown area and the elegance of Palm Beach Island.” The buyer was represented by Douglas Elliman’s Samantha Curry. At nearly 8,000 square feet, the home at 100 Beverly Road that holds the new price record has eight bedrooms, 10.5 bathrooms, a pool, spa, summer kitchen, elevator, exercise room and a boat dock on the Intracoastal Waterway. The home’s seller was a limited liability company called 7001 South Flagler, whose registered agent is real estate attorney Maura Ziska. According to a deed filed June 3 in Palm Beach County Official Records, the buyer is John S. Paulson of Alys Beach, Florida, not to be confused with John A. Paulson, the billionaire hedge fund manager who recently opened an office of Paulson Wealth Management in the One Flagler building in downtown West Palm Beach. John S. Paulson could not be reached for this story. The 100 Beverly Road sale doesn’t top the city’s overall record price for a single-family home, which is $21 million paid in 2023 for a direct waterfront property at 3140 Washington Road on more than an acre of land. The historic home has since been lifted several feet and is undergoing an extensive remodel. There have also been at least two $16 million sales of single-family homes on North Flagler Drive, also with direct waterfront access. Still, Douglas Elliman of Palm Beach Realtor Michael Melear, who specializes in SoSo home sales, said the 100 Beverly Road deal is noteworthy considering the slowdown in the housing market amid the traditional seasonal slump and uncertainties in the economy. He also mentioned three newly-built non-waterfront homes that sold within the past six months on SoSo’s Summa Street for $8.45 million, $7.82 million and $7.43 million as examples of a resilient West Palm Beach market. “A few years ago, non-waterfront sales close to $8 million were unthinkable,” Melear said. “Now, that’s what’s happening and we’re not even surprised and then we’re wondering if the market is any good.”

Palm Beach County’s condo sales and dollar volume dipped in the first week of June. Brokers closed 91 condo sales totaling $53.9 million from May 30 to June 7. The previous week, brokers closed 129 condo sales totaling $62.6 million. Last week’s units sold for an average of $592,601, higher than the $485,614 average price from the previous week. The average price per square foot rose to $341 from $323, according to data from Redfin. For the top 10 sales, prices ranged from $985,000 to $6.1 million. PH 3AB at Plaza of the Palm Beaches Condo, at 525 South Flagler Drive in West Palm Beach, took the top spot with a $6.1 million closing. The number of single-family homes sold in Palm Beach County last year plunged to its lowest level in at least a decade with higher mortgage interest rates, pricey insurance costs and a presidential election looming over the market. A report released Friday by the Broward, Palm Beaches, and St. Lucie Realtors Group tallied 13,317 closed deals in 2024. That’s down 4% from the previous year and reflects a significant 31% drop from the pandemic boom year of 2021. It is also 17% below 2014 sales. Despite having fewer contracts close last year, home prices continued to climb on a year-over-year measure. By the end of 2024, buyers had paid a median of $630,000 for a single-family home, which is 5.5% higher than 2023 but lower than June’s record price tag of $659,999. Realtors were predicting that 2024 would be a modest year for home sales, so much so that one top agent said some of his colleagues were fretting about paying their bills. “Inventory is stacking up day by day. In some areas, we are seeing four times the number of homes listed than are closing,” said Christian Prakas, a broker with the real estate firm Serhant in Delray Beach. “I think 2024 was one of the slowest years for home sales since the '90s.” The months supply of homes on the market averaged 5.1 last year which is a 27% increase from 2023. It’s also closing in on the 5.5 to 6 months that is considered a balanced market where neither the seller nor the buyer has an upper hand in negotiating a deal. Samantha Curry, executive director of luxury sales at Douglas Elliman Palm Beach, said the final quarter of the year was especially sluggish with people hesitant to enter the market until the dust settled on the presidential election. She called 2024 a “challenging year.” Homes sat on the market last year for a median of 44 days before landing a contract, which is 42% higher than in 2023. They also took a median of 87 days to close a sale, a 16% increase over the previous year. “I still sold properties and made a decent living, but it wasn’t one of my banner years,” she said. “But I have seen a total uptick just in the past 30 days. It’s night and day.” The average sale price last year on a single-family home was $1.1 million, which was a 12% increase from 2023. Realtors prefer using the median price because it is less swayed by high-end deals, but those luxury sales still may account for buoying the final median price. ccording to Friday’s report, just 127 Palm Beach County homes sold last year for $149,000 or less. At the same time, 3,226 homes sold for $1 million or more. “We have seen a strong uptick in the luxury market,” said Philip Freedman, director of sales at The Perigon, a Miami Beach condominium where prices start at $10.5 million. “That market is stable and strong.” Freedman credits an influx of tech companies to Miami for helping maintain the high-end market there. A similar migration to Palm Beach County of financial, equity, investment banking and financial firms has also likely helped sustain luxury sales. While Prakas, who specializes in high-end homes, lamented the slow year, his firm was still able to make more than $400 million in sales in 2024. Curry said she is grateful to be in Palm Beach County, which she said is more insulated from housing swings with more people moving to the area and a nascent interest in being near President Donald Trump’s residence and private club, Mar-a-Lago. Representatives from a government agency wanted a four-year lease on one of Curry’s waterfront listings in West Palm Beach near Mar-a-Lago, she said. They were willing to pay a hefty price, but the homeowners weren’t interested in renting the property. “The Trump bump is real,” Curry said. For the average person, the market is less rosy. Homebuyers were hopeful in the fall that substantial mortgage interest rate cuts were on their way. Instead, the average rate on a fixed 30-year mortgage surpassed 7% in early January before dipping as of Thursday, Jan. 23, to 6.9%, according to Freddie Mac. That was the first decline in six weeks, but still more than double the 3.2% rate of early January 2022. Zillow Home Loans senior economist Kara Ng said a Jan. 15 Consumer Price Index report that showed inflation had eased more than what was expected led to the slight dip in rates. But the cost to borrow money is expected to fluctuate for the time being and may become more unpredictable as details emerge about planned Trump administration tariffs. Housing finance group Fannie Mae predicted this month that 2025 will end with rates at 6.5%. That means that while an increase in homes being listed for sale will give homebuyers more negotiating power, mortgage rates may nullify that to some extent. “Households priced out of financing a home may choose to rent longer, potentially putting upward pressure on single-family rents,” Zillow said in a statement. Robert Cahan, a Realtor associate with Lang Realty in Boca Raton, said his buyers have largely gotten used to the higher interest rates. With prices on homes reduced or not growing as quickly as they did during the pandemic, he’s seeing more of a willingness from homebuyers to take the plunge on a new property, even if it means losing the rock-bottom interest rate they had on their previous mortgage. “People were just staying still, but I think they are starting to move around again,” Cahan said. Palm Beach County’s condominium and townhome market also experienced its lowest sales last year in at least a decade with just 9,948 units trading hands. That’s a 17% drop from 2023, and 44% lower than the pandemic boom year of 2021.But like single-family homes, prices increased 3% last year from 2023 to a median of $320,000. Legislation to improve condominium safety following the tragic 2021 collapse of Champlain Towers South in Surfside likely impacted the number of sales. Owners of older condo units facing steep assessments for repairs may be trying to sell but are facing buyers wary of investing in something that needs expensive fixes. The months’ supply of inventory of condos and townhomes in Palm Beach County grew 80% in 2024 from the previous year to 8.8 months. The Realtors group combines condos and townhomes into one category. “There was just a perfect storm of all factors being high last year,” Prakas said. “The prices are still super high, and there has been no interest rate relief.” Statewide, single-family homes sales were 2% lower last year than in 2023, with 252,688 deals closing. The median sales price statewide was $420,000, which is up 2.5% from the previous year. Florida's townhome and condominium sales last year were 10.5% below 2023. The 2024 median sale price of $320,000 was less than 1% below the previous year.

The five-bedroom, 5,000-square-foot home and guest cottage on West Palm Beach, Florida's, scenic Flagler Drive is on the market for $13.95 million, according to the listing on Homes.com. The property is in an emerging district south of Southern Boulevard known as SoSo. Although luxury buyers often don't take out mortgages, the next owner who puts 20% down would spend more than $73,000 a month in principal and interest on a 30-year, fixed-rate mortgage, Homes.com data shows. A family or empty nesters who enjoy entertaining would be ideal buyers, according to Samantha Curry of the Douglas Elliman brokerage.
